Park Rules
Safety

• Guests must provide a copy of their drivers license and will be subjected to a background check.
• Management assumes no liability for loss or damage to property and injury to his person or party arising out of it’s use of its facilities or caused by others while on the premises.
• You should NEVER pay cash to anyone at the park. You can pay cash at Walmart where we have an account.
• The park speed limit is 5 mph.
• No display, discharge, or possession of a gun, knife, or other weapons in any way that may alarm others is allowed. Hunting is not allowed in the forest.
• The possession, sale or manufacture of illegal drugs or drug paraphernalia on the property is prohibited.
  • If any guests have regular visitors to the park that are not registered guests of the park themselves, this is prohibited without the prior written permission of management. If such permission has not been granted, you will need to leave the park immediately.
• If the sheriff or police come out for any reason, at our discretion, regardless of circumstances or innocence, if you are asked to leave, you must leave and refunds will not be applicable.
• Water, sewer, trash and electricity are provided. Wifi is not guaranteed but we attempt to provide service.
• You agree to allow management to communicate via text message. It is understood that there may be fees associated with your service provider on the data/text plan that you are using and we are not responsible for those charges or fees.
• Campfires are only allowed in a metal firepit and not to exceed 3 feet in diameter and only if allowed by a fire marshall. It is your responsibility to verify with the fire marshall.
• It is your responsibility to verify the integrity of the site’s electrical connections prior to connecting your RV. We are not responsible for any alleged malfunction of the electrical service or any damages that might arise from connecting.
• Indemnity and waiver of liability: You shall indemnify and hold the owner harmless from and against any and all claims, demands, costs, and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by you (or your guests) actions or inactions, or any other actions related to your use of the RV site.
• Guests should not access the mailbox on Highway 90 — it would be dangerous and other people’s mail is there providing liability if something comes missing. It will be delivered daily to the laundry room by 3:30.

Sanitation

• Guests are not allowed to  wash campers or vehicles on these premises.  Site must be kept litter free.
• Do not let items accumulate under or around your camper.
• Guests must dispose the grease and sanitary napkins in the outside trash containers and not in their sink or toilets for the safety of the septic system.
• Guests should not leave trash outside their unit overnight; all trash bags should be placed in trash cans, s/lituated next to garage.

Aesthetics

• Vehicles must be 2008 models or newer and in good condition.  If guest wish to place an older vehicles, photos need to be provided to management in advance.
• No tarps or window unit air conditioners.
• Only 1 RV and 1 vehicle per RV space.  Additional vehicles will be subject to a minimum $50/mo charge and could increase depending on size.
• Clothes lines are not permitted.
• No campfires or tents allowed.
• No unregistered or not inspected vehicles in park. Vehicles that do not run must be removed from the park. Guests will be given a chance to move them, any failure to move them, we will remove at guests expense.
• No vehicle repairs shall be made on these premises.
• No washing of cars or RVs on the premises.
• No swimming pools are allowed

Well being -mental sanity for guests

• Quiet hours are from 10:00 p.m. to 7:00 a.m.
• Loud, boisterous or drunken behavior is not accepted on these premises, guests will be notify to leave immediately without a refund.
• 4 Wheelers and ATVs are NOT Allowed in the park. Boats re subject to approval and additional costs.
• Parents are solely responsible for the behavior, actions, and safety of their children. Children shall not disturb the peaceful enjoyment of other park guests.
• Park guests are responsible for the conduct of their guests. All overnight guests must be registered.
• You must notify management if you expect more than one guest per day. The park is for residential use only — no businesses.

Pet Policy</big

• Most pets are welcome but must be on a leash AT ALL TIMES.
• Pet noise shall not disturb other park guests.
• Picking up your dog’s POOP every time he POOPS is your responsibility.
• Guest will be fined $25 when camera will show evidence that pet owner didn’t remove it.
• In the event you wish to have your own dog run, it cannot exceed the limits of your site.
• The following dogs are NOT allowed:
  • Pit Bull
  • Rottweiler
  • Husky
  • German Shepherd
  • Chow
  • Any dog that is aggressive towards people or other dogs.

Other Items

• A sewer hose “Donut” or “L” connector is required.
• All complaints shall be signed in writing and submitted to the park office or handed to manager.
• Guests may NOT assign or sublet your site.
• We maintain a “NO REFUND” policy, subject to special circumstances at out sole and absolute discretion.
• There will be a $35.00 charge for all returned checks. If we get returned check from a guest then all future payments will be required cashier’s check or money order.
• Spaces are for a maximum of 2 adults and one child and one pet.
• No pools or other recreational items without the express written permission of management
• No swimming in the pond
• Data texting is allowed
